It is protected, secured, and insured
Protected - You will receive a promissory note, a legal instrument which identifies the specific terms for the loan and clearly defines the lender & the borrower’s responsibilities.
Secured - Your secured loan is backed by a real, tangible, valuable asset. The property is pledged as collateral for the loan - a secured debt owed to you, the creditor. You will be identified on the property’s mortgage deed as a matter of public record on this security instrument.
Insured - The property is insured and you are added as a loss payee. We use insured contractors, so all contractors working on the property are insured as well.
For your critical role, you get a high rate of return
Earn 4-5x times the rate of return for 1 year or even 5 year CDs. Rehabbers need money to purchase the materials & labor to make improvements on the property & create profit. Your contributions are a critical component in making this possible; as a result, this is reflected in how you are paid.
You get a predictable income stream - no rate fluctuation or volatility
The rates are set when the loan is originated, and depend only on the purchase price of the property and the expected renovation costs. Once set, the interest rates are locked in for the duration of the loan; there is no fluctuation or volatility based on changes in the market.

There are no management costs for the money you lend, so you are not losing 1% of off the top to investment managers. You earn on ALL your money, & all profits on your money go directly to you.
